Our Design/Build Process

We will always provide you with free In-Home Consultation. Throughout our Scheduled Appointment, one or more team members will visit with you at your home or building site, listen carefully to your project requirements and note any additional ideas you may have. After assessing any mentioned construction or design ideas, our visiting team member(s) will provide further suggestions and discuss various options for your project. These suggestions will be based largely on a Financial expenditure target you have predetermined for your soon to be, tailor fit or custom renovated home. By the end of our meeting, both parties will have a clear idea of the job at hand. At this point, we are ready to for the next phase.

Your Proposal: After our initial meeting, we will deliver a “loose proposal” to you via email. This proposal is based on the general scope of work discussed, any assumptions made as to the intended specifications and a well defined, estimated budget to complete your project. Keep in mind, actual pricing may fluctuate slightly until your drawings are finalized and all product selections have been made. This proposal is intended to assist you in defining key budgetary expenses and expected time for completion of work. Every cent counts and providing you an estimation of this type helps to additionally ensure your project will stay well managed at all times.

Concept to Completion: We understand each of our clients are indeed, unique individuals and projects very in design.  In keeping with updated ideas and distinctive design, we offer several options. These options allow us to work on a more personal level with you while carefully and thoughtfully developing your project. Prior to commencement of either option, a required design retainer fee will be necessary. The sum of this fee shall be determined as to the amount of time necessary in developing the full nature and magnitude of your project. Since your input is always the most valuable, we hope the following allows you, as our valued client, to determine which category best suites your needs. 

Option 1:  From sketches, measurements and information gathered, a detailed set of plans will be drafted to meet your ideal vision. Once this step is completed, these particular plans will then be presented to you for your review and fine tuning. As per any of your requests, changes can be made to these plans prior to being used for creating the final draft. Full-scale construction drawings will be released when we are ready to begin the project. A Designer retaining fee of $500 is set for this option.

Option 2:  One of our skilled, professionally licensed Architects will bring all of the information gathered during our initial meeting with them, to your home. Here, they will build upon the previous ideas and delve deeper into precise details. In doing so, our Architect will simultaneously sketch and re-sketch your designs all the while requesting feedback from you, changing and re-arranging key items, until you are satisfied. This is our way of ensuring you receive exactly what you desire from your project. Once you are completely satisfied with your new plans, our professional completes them in full scale construction format and upon completion, presents them to you for the keeping. This session is set for a six hour period and a professional retainer fee of $1,850 applies.

Building Your Vision:  At the conclusion of the design phase, you will be presented with a set of final plans, this includes; drawings, specifications, material selections and detailed estimate.  All design and plan specifications shall be completed prior to any site work beginning, this is to make certain all persons involved are of the same mind and helps to avoid money, time and effort from being improperly utilized on mistakes or misunderstandings. Once construction begins, we will have weekly personal meetings to walk the job, answer questions, and review that week’s schedule.
